Reading the red file
The loan dashboard is the red file at a glance. Every value and every issue is a link to the page it came from.
The top of the page
- Verdict
- A model's reading of all the findings together. It is advisory: the issues below, each with its page, are the evidence.
- Not assessed
- Part of the file could not be read well enough to check. No issues there is not the same as a clean result.
- Pages agree / read it differently
- How many pages state this value the same way. When some pages read it differently, that disagreement is itself a finding.
Getting to closing
- To close this file
- The open issues that usually hold up closing, or may, with who normally supplies the fix.
- Blocks closing
- Issues of this kind usually stop a loan from closing until they are cured. "May block" depends on the investor or the loan program.
- Conditions list
- The open items as plain text, grouped by who supplies each cure, ready to paste into an email or a conditions sheet.
Issues and their cures
- Open, cured, waived, dismissed
- Cured: fixed (say how, or attach the corrected document). Waived: real, but accepted, with a reason. Not an issue: a false alarm, with a reason. Every choice is recorded with your note and can be reopened.
- Suggested cure
- The usual fix for this kind of issue and who normally supplies it. Check it against your investor's guidelines.
- Attach corrected document
- Upload the fixed document on its own. It is read like any file and checked against this issue; the original loan file never changes, and you decide whether to mark the issue cured.
The package
- Stacks
- Groups of related documents in the package: disclosures, the note and security instrument, income, title, and so on.
- Completeness
- Whether every page of the document is present, from its own page numbering ("page 3 of 5"). Missing pages are listed.
- Signed
- Whether a signature was detected on a document that needs one. "Not detected" means look at the page: a faint or stamped signature can be missed.
- Key loan terms
- Each key term as every document states it, side by side. A term that differs across documents is flagged in red.
- Unclassified pages
- Pages that could not be matched to a known document type. They are still read and still checked; they are shown apart rather than guessed.
File health
- Checks run
- How many cross-document consistency checks ran on this file: names, amounts, rates and dates compared between documents.
- Suspicion score
- From 0 to 1, for the most suspicious document in the file: how strongly its tamper and consistency checks point at alteration. Higher means look closer.
